we are an award winning family run letting and estate agency and have been trading for nearly 10 years. kay our lettings director runs the letting side of the business, together with her husband and their lettings team, and has over 20 years’ lettings experience. we pride ourselves in being friendly, approachable, professional and responsive. we all attend regular training courses ensuring we keep up to date with the latest legislation. also, unlike some agents where they have centralized accounts and property maintenance departments in other locations, we deal with everything locally. we will also use your preferred contractors if you have any or use one of our local trusted contractors if not.

if something should occur out of office hours, we also have an out of hours’ mobile contact number, which all tenants and landlords in properties managed by masonbryant will be provided with. this means that if a problem occurs with the property over a weekend/bank holiday/evening we can get it dealt with by a trusted contractor and minimizing any potential damage. both tenants and landlords have all commented on how useful this service is, as we believe not many agents provide this.

what will we do for you?

letting particulars

first impressions are paramount; therefore, your property particulars will reflect this by having a very high standard of presentation.  we measure and photograph every aspect of your property ensuring all photographs and details are put on the web with immediate effect including your preferences as a landlord, our fees, epc ratings, council tax bands and much much more.  we provide future tenants with as much information as possible from outset to ensure both parties requirements are met.


all of our properties are always listed on our website as well as leading property search sites. (rightmove, zoopla and prime location are the leading portals). details of your property will also appear in both office window displays and our bespoke ‘lettings property list’ which is distributed to all customers visiting/contacting our office, with the added bonus of these also being available 24/7 in our leaflet dispensers located outside each of our offices.


Predominately most of our enquiries come via the web now, but we also advertise from time to time in the property section of the local papers and Friday-ad when necessary to boost a particular property

for let / let agreed board

masonbryant believe that to ensure a high level of promotion is maintained when selling or letting a property the presence of a ‘for sale or ‘for let’ board, is an extremely important tool.  Not only will the board maximise the awareness of the property, which should result in many more additional enquiries, it can also be extremely useful when directing interested parties to the property and its location.

at masonbryant we understand that it is an essential part of the marketing of your property to attend all viewings and ensure our staff are as knowledgeable as possible about your property in order to achieve a positive result, we therefore accompany all viewings.


an essential part of the work that we do is to ensure that all applicants are checked for their suitability before they take a tenancy of any property we are letting or managing, we therefore ensure all are credit checked (to check for county court judgements (ccj) and bankruptcy) and references are taken from their employers and if applicable existing landlord via a qualified referencing company.  once the final report has been received, we will consult with our clients before agreeing to proceed with a let.


all deposits taken will be held in the custodial scheme of the dps (deposit protection scheme) unless the client has their own deposit scheme

the legal paperwork

we will draw up all the relevant paperwork to comply with the current legislation including but not limited to:

  1. assured shorthold tenancy agreement
  2. prescribed information documents relating to how the deposit is held – we hold all deposits in the custodial scheme of the dps (deposit protection scheme)
  3. confirmation of documents received – this confirms that your ingoing tenants has received the legally required documentation – such as the governments how to rent guide (latest edition), gas safety records, electrical condition inspection reports and epc (energy performance certificate).  we will give all applicants, by email or in paper form,  copies of all these documents.
  4. inventory/schedule of condition – we recommend that every landlord has an inventory/schedule of condition, although there is an additional up-front cost to this we feel this is essential in todays market to ensure that any damage or dilapidations can be deducted from the deposit at the end of a tenancy.
  5. we will ensure they sign a photocopy of the property’s keys – thus ensuring we receive the same set back when they leave
management service

if we are carrying out our management service then we will attend to all maintenance and emergency matters on our clients behalf and carry out inspections of the property on a regular basis and report back each time (even if it’s just to say that the property is clean, tidy and well cared for!)




what happens when our office is closed?

having an out of hours’ mobile contact number, we offer ongoing support to our landlords and tenants enabling us to liaise with tenants out of general office hours ensuring any emergencies are dealt with every day except Christmas, Boxing day and New Year’s Day (emergencies would still be dealt with on these days’ subject to contractor availability).  we will endeavour to instruct your preferred contractor, or one of our regular contractors, to attend to any problem ensuring you do not incur any unexpected excessive call out charges from a contractor your tenant has instructed.
